Sharjah Real Estate Transactions Hit AED 44.3 Billion in 2025, Up 58%

Sharjah’s real estate market has recorded a historic performance in 2025, with property transactions reaching AED 44.3 billion during the first nine months — a 58.3% increase year-on-year. This growth already surpasses the total annual transaction value of AED 40 billion recorded in 2024, positioning Sharjah among the UAE’s fastest-growing and most resilient property markets.

Record-Breaking Year for Sharjah’s Property Market
Between January and September 2025, Sharjah registered 80,320 property transactions, a 16.3% rise compared to the same period last year. Mortgages totaled AED 10.7 billion, highlighting deepening capital flows and increasing financing activity.

“The strong performance reflects the strength of the local economy and the solidity of the emirate’s investment infrastructure,” said Abdul Aziz Ahmed Al-Shamsi, Director-General of the Sharjah Real Estate Registration Department. Growth is attributed to the emirate’s integrated development vision under H.H. Sheikh Dr. Sultan bin Muhammad Al Qasimi and H.H. Sheikh Sultan bin Muhammad bin Sultan Al Qasimi.

Sectoral Sales and Investment Activity

  • Residential, commercial, and industrial sectors all contributed to the growth, signaling a healthy diversification of demand.

  • 24,238 sales transactions were completed across 239 zones, covering over 150 million square feet.

  • 14 new projects were launched across 11 key areas, including residential complexes, mixed-use towers, and industrial developments.

Global and Regional Investor Participation
Sharjah attracted investors from 121 nationalities in the first nine months of 2025. The breakdown of transactions includes:

  • Emirati citizens: AED 21.1 billion across 28,561 properties

  • Foreign investors: AED 13.1 billion across 6,116 properties

  • Arab nationals: AED 7.5 billion across 5,855 properties

  • GCC investors: AED 2.6 billion across 1,457 properties

In total, 41,989 properties changed hands, reflecting strong liquidity and investor confidence.

Sharjah’s Integrated Development Strategy
The emirate’s success stems from:

  • Enhanced real estate infrastructure and efficient property registration

  • Transparent policies fostering investor confidence

  • Affordability, diverse locations, and regulatory maturity

  • Urban master plans integrating sustainability, cultural preservation, and infrastructure expansion

Investment Opportunities for Indian Investors
Sharjah offers attractive entry points compared to Dubai and Abu Dhabi, with lower costs, no property tax, and higher potential yields (6–9%) in mid-tier residential and commercial segments. Emerging clusters like Al Khan, Tilal City, and Aljada provide value-driven opportunities, while stable governance and freehold zones enhance long-term investment security.

 

Outlook for 2025 and Beyond
With the final quarter of 2025 underway, Sharjah is on track for its highest-ever annual property transaction value, supported by ongoing investor inflows, infrastructure growth, and a robust mortgage market. The emirate complements Dubai’s luxury-driven expansion by offering an accessible, sustainable, and high-yield investment landscape, making it a key growth engine in the UAE’s broader real estate ecosystem.
